Swire Properties owns and operates commercial properties including office, retail, hotel, and mixed-use spaces. It aims to reduce electricity use intensity across all properties by 20% in HK and 13% in Chinese Mainland by 2025. Air conditioning is responsible for 75% of current electricity use across the building portfolio.

Solutions could include but are not limited to:

• PCMs that replace or work alongside conventional thermal storage systems (ice or water)
• PCMs that can be integrated with existing chilled water systems
• PCMs that can be integrated into walls or ceilings as a drop-in replacement for existing panels
• PCMs that can be integrated with passive cooling and radiant cooling systems
• PCMs to enable load shifting or peak shaving

For those solutions working to replace or integrate within a chilled water system or thermal storage system, a potential pilot will be at Sanya, China. The chiller will be of 1300 RT size under chilled water at 6/12^oC and condensing water 32/37^oC conditions. Assume an 8-hour charging period overnight. Ideally, the solution will have a long system lifetime and not require frequent maintenance or replacement of components or the active material.

For those solutions working to be integrated within an office space, they are to be replaceable with minimal disruption to office tenants. The location of the pilot can be further aligned if a diurnal temperature variation is required.
