Swire Properties looks for solutions to reduce the overall carbon footprint associated with HVAC systems in existing commercial buildings within dense urban environments. Air conditioning is responsible for roughly 75% of electricity consumption within the building portfolio. Reduction of the carbon associated with this energy by lowering the intensity of the source or improving system efficiency is critical to helping Swire Properties achieve its sustainability targets.
Solutions could include but are not limited to:
Innovators proposing phase change material for load shifting may consider the thermal properties that meet the requirement of HVAC systems in Hong Kong.
Solutions based on reduction of cooling energy consumption for fresh air in HVAC system may consider removal of air pollutants (e.g. CO2 scrubber) or efficient dehumidification (e.g. dehumidification with phase change material). Swire Properties are interested in solutions also that enhance indoor air quality without increasing energy consumption.
Renewable integrated solutions that are connected onsite HVAC system with renewable energy and/or storage may be appropriate depending on the system and vendor.
Solutions should have a commercial scale and should not limit themselves to residential purpose.
